Technical Restoration and Renovation of old R.C.C Structures. Part 3

TIME AGES & DAMAGES PHYSICAL STRUCTURES

1. Wind Pressure

Let’s say for 20 + years, the unseen and widely ignored factor of environment that is continuous winds blowing against the physical structure does have some amount of damage over a long period of time. Wind is a dominant force that has a huge impact on physical structures. Mainly effect of wind is Static. The static load mainly leads to elastic bending and twisting of structure so minute that it is invisible to the naked eye.

2. Corrosion Impact on Structure

Corrosion is also called as Rust in simple language. The rusting of metals over long duration of time happens due to the reaction of metals with the chemicals in the air or environment. Corrosion can be reduced and removed too.

Corrosion is a big enemy to civil structures as it causes severe and long term permanent damage to buildings and properties. Even the hidden or concealed R.C.C Steel or Iron rods inside the Concrete can get corroded over long periods of time. Mainly corrosion of R.C.C beams rods happens due in ingress and seepage of water reaching till the metal rods.

Anti-Corrosion measures need to be implemented before, during and after completion of civil structure. The next time anti-corrosion measures can be done at the time Restoration, Renovation and Re Waterproofing of the structure.

Parkar Construction considers every 20 + years old properties need Restoration & Renovation as a preventive maintenance procedure.

What is the Restoration and Renovation process before Re Waterproofing?

There are three main types of restoration & renovation:

1. Building cleaning - Most especially cleaning the external facade of a building.

2. Major repair - Especially to stonework affected by continuous battering of heavy rain and other pollutants, and which has weathered or decayed to a structurally unsound or aesthetically displeasing condition.

3. Rebuilding - To replace severely damaged or missing parts of a building. Here, in all cases, a balance is to be struck between recreation of the original building using materials and techniques similar to the original construction.
